  • The Client and the Inspector acknowledge and agree as follows:

    1. The Client hereby requests that the Inspector perform an inspection of the Subject Property and provide a written report. The Inspection and Inspection Report is subject to the following limitations and conditions, each of which are acknowledged, understood and accepted by the Client:

    a) The inspection shall be performed in accordance with the Standards of Practice of the Canadian Association of Home & Property Inspectors (Alberta), a copy of which is provided at the inspection or at www.cahpi-alberta.com.

    b) The Inspection is non-invasive and constitutes an opinion of the Present Condition of the property based on a visual inspection of the readily accessible and visible major systems and components of the Primary Residence on the Property.

    c) The Inspection and Inspection Report do not constitute a guarantee, warranty or an insurance policy.

    d) The Client is encouraged to participate in the visual inspection process and accepts responsibility for the consequences of electing not to do so.

    e) The condition of certain systems, components and equipment will be randomly sampled by the Inspector. Examples include window/door operation, electrical receptacles, switches and lights, cabinet, mortar, masonry, paint and caulking integrity and roof covering materials.

    f) Weather conditions may limit the extent of the inspection process; the Client understands that the scope and accuracy of the Inspection can be affected by weather conditions existing at the time of inspection.

    g)* The Inspection Report is for the confidential use of the Client only and will not be disclosed to third parties such as real estate agents, sellers, or lenders without the express written consent of the Client. The Client shall protect and indemnify the Inspector from and against any claim against the Inspector by any such third party arising from disclosure of the Inspection Report thereto.
  • The Client authorizes the Inspector to disclose the Inspection Report to third parties (for e.g. your Realtor). A version of the report is sent to the Realtor so they can create an Action List if needed for negotiations. Please advise us verbally if you DO NOT want the report sent to the Realtor. (Initial)*
  • h) The Client and the Inspector hereby agree that all disputes arising in relation to the Inspection and Inspection Report shall be referred to and resolved by binding arbitration pursuant to the applicable legislation governing commercial arbitrations. In the event that a significant deficiency was missed during the Inspection, our office is to be contacted immediately. It is important that we have at least 72 hours to evaluate the situation prior to the Client repairing or replacing any systems or components. In the event that corrective action is undertaken before the Inspector has evaluated the situation, the Inspector is automatically relieved of any responsibility regarding said deficiency.

    i) In the event that the Client claims damages against the Inspector and does not prove those damages, the Client shall pay all legal fees, arbitrator’s fees, legal expenses and costs incurred by the Inspector in defense of the claim.

    j) The Inspector shall not be liable to the Client for the cost of any repairs to or replacement of any system, component, or equipment undertaken by the Client.
  • l) If any items are not to be inspected, they must be listed and initialed individually here:

    m) The Inspection does not include an inspection of any outbuildings or other structures not attached to the dwelling other than a garage or carport unless set out in an addendum.
  • n) Your inspector has an affiliation with a third party service provider ("TPSP") and may offer you an additional value-added service of a Warranty Program and RecallChek to help determine if the inspected property has any potentially dangerous recalled appliances. By entering into this agreement you (a) authorize your inspector to provide your contact information to the TPSP, (b) waive and release any restrictions that may prevent the TPSP from contacting you.
